Seeking Full Time Commercial Real Estate Advisor to join the Strongtower Commercial Group. Position requires professional, detailed-oriented, resourceful, and skilled person proficient in Commercial Real Estate rules and regulations with a strong concentration of analytics and statistics. Responsibilities to include but not limited to research, detailed market analysis, creating presentations for business owners, and networking to create a book of business. Excellent organizational skills, multi-tasking, follow through, communication skills and professional phone skills are a must! On the job training will be provided but must have previously mentioned proficiencies to be considered. Commercial Real Estate Advisor
Schedule: Full Time, Commission
⦁ Provide Commercial Business Owners with market demographic studies, environmental research, and detailed financial analysis on subject properties.
⦁ Business Development with Owners and Managers, to procure new listings, sales, and property management opportunities
⦁ Assist Owners/Tenants in finding suitable commercial properties to for daily business operations.
⦁ Assist Owners/Landlords in promoting their properties/listings to attract qualified buyers in a reasonable amount of time. Supports Leadership with listings as assigned
⦁ Provide guidance on market analysis, agreements, financing options and portfolio management.
⦁ Draft Commercial contracts, disclosures, and addendum
⦁ Assist with contract negotiations between buyers and sellers.
⦁ Provide property owners in-depth understanding of their assets, attract, and maintain tenants, enhance property value
⦁ Prepares property data for clients, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.
⦁ Fulfill a range of marketing functions, promoting properties by listing, preparing offering memorandum, and arranging/accompanying tours.
⦁ Attend networking functions and occasional seminars/workshops.
⦁ Prioritizes conflicting needs; handles matter expeditiously, proactively, and follows-through on listing life cycle, often with deadline pressures.
⦁ Exhibits polite and professional communication via phone, e-mail, and mail.
⦁ Work well in a team environment; Strong ability to gain access to institutional real estate owners and private owners.
⦁ Efficient documentation and filing system for both paper and electronic records.
⦁ Track daily expenses and prepare expense reports.
⦁ Handle requests, feedback, and queries quickly and professionally.
Education and Experience Requirements:
⦁ Texas Real Estate License
⦁ College Degree or Equivalent.
⦁ Must have at least 2 years’ experience in the Commercial Real Estate industry
⦁ Must be proficient on statistical and analytic techniques including breakeven analysis to assist clients in determining the basic profit margins.
⦁ Proficient in Commercial listing platforms (CoStar, LoopNet, Crexi, Commgate etc.)
⦁ Vast knowledge of property law, property specifications, legal guidelines, procedures, and policies.
⦁ Strong planning, organizational and time management skills
⦁ Creative and effective problem-solving skills.
⦁ Current in video conferencing office technology, and computer software including MS Office (Word, Excel, PowerPoint, Outlook, MS Teams).
⦁ Ability to multitask and prioritize daily workload.
⦁ Excellent communications skills.
⦁ Strong interpersonal skills with ability to speak confidently to anyone.
⦁ Discretion with personal and confidential information.
⦁ Ability to work effectively with minimal supervision.
